105 Phillip Street is Parramatta’s first 6 Star Green Star office. Developed by Dexus and owned by Charter Hall, this 25,000m² A-grade building houses 1,800 NSW Department of Education employees.
The project encompassed the creation of a spacious roof terrace communal area featuring an outdoor dining space and sports court, alongside comprehensive end-of-trip facilities. Additionally, it included the design and construction of multiple atriums adorned with curved structural steel stairs and distinctive timber ceilings. Welcoming visitors with grandeur, the ground floor lobby boasts impressive double height proportions, adorned with travertine walls, floor tiles, and timber ceilings and stairs, creating a striking first impression.
Awarded a 6 Star Green Star – Office v3 Design rating, the building showcases world-class sustainable design. During the design development phase, the project achieved a pathway from a 5 Star to a 6 Star rating by redesigning mechanical and hydraulic systems and incorporating innovative features throughout.
The building also achieved a 5 star NABERS Energy rating and a 4 star NABERS Water rating.
